We were hired by the owner/developer of this 30 year old apartment building to repair the exteriors of the buildings. The Bellevue apartment building had originally been purchased with the intent of converting it to condominiums but then the crash happened. The new owners decided to return the complex to apartment units but needed to complete some major apartment construction repairs to do so. Some of the original construction was defective from the beginning but the main need for construction repair work was from deferred maintenance. The construction repair we took on for this project included new siding, windows, sliding glass doors and decks. The waterproof cantilevered decks were rotten and the rot had worked its way back into the building requiring some significant construction repairs. Rather than restoring the decks in kind we opted to replace the decks with post and beam construction which allowed for a simpler and effective waterproofing details. Apartment construction repair work can be costly. Even with a well built building maintenance and upkeep are important to ensure good performance from any building. Significant rot was present due to original construction defects. The building envelope was completely remediated adding many more years to its useful life.
